Charlotte Property Management Results: September 2026

Every month we publish our numbers so Charlotte-area property owners can see how we actually perform, including the months that are not perfect. Here are our results for September 2026.

September 2026 Performance at a Glance

  • Rent Collection: 99% (Goal: 95% or greater)
  • Occupancy Rate: 96% (Goal: 95% or greater)
  • Days on Market: 30 days (Goal: 30 days or less)
  • Lease Renewal Rate: 67% (Goal: 70% or greater)
  • Speed of Repair: 6.0 days (Goal: 7 days or less)
  • Google Rating: 4.5 stars (Goal: 4.5 stars or higher)

What went well

We met five of our six goals in September. Rent collection was 99%, occupancy was 96%, homes took 30 days on average to lease, repairs were completed in an average of 6.0 days, and our Google rating held at 4.5 stars. For an owner, that means your rent arrives, your home stays occupied, and maintenance gets handled quickly.

Where we fell short of our goals

Our lease renewal rate was 67%, just under our 70% goal. Renewal rates naturally swing from month to month because many move-outs are driven by life changes we can’t control, like a job relocation, buying a home, or needing more or less space. We review every non-renewal each month to understand why the tenant left and whether anything within our control contributed.

What these numbers mean for Charlotte-area rental owners

  • Rent collection tells you whether the rent shows up. A high rate means fewer late payments and less chasing.
  • Occupancy and days on market tell you how much income a vacant home costs you. Fewer vacant days means more rent in your pocket.
  • The renewal rate shows whether tenants choose to stay.
  • Speed of repair shows how quickly we resolve maintenance issues, which is a major reason tenants stay or leave.
  • Reviews show what residents and owners say about working with us.

Frequently Asked Questions

What is a good rent collection rate for a property management company?
Many property managers aim for 95% or higher. Alarca’s goal is 95% or greater, and our rent collection rate in September 2026 was 99%.

How long does it take to lease a rental home in Charlotte?
It depends on the home, price and season. Alarca’s average in September 2026 was about 30 days. Our target is 21 days and we know homes tend to take longer to rent in the months of Sep - Jan.

Why does speed of repair affect tenant retention?
Slow maintenance response is a common reason tenants choose not to renew. Faster repairs build trust and help keep homes occupied.
