Our guarantees and protection plans ensure that our interests are aligned with yours. If we place a bad tenant, for example, we have to pay for the lost rent, the maintenance, and the turnover costs. Then, we have to place a new tenant at no cost to you. That means our team is going to do everything possible to avoid placing a bad tenant.

Property Management Guarantees for Owners and Investors in Dilworth and Surrounding Regions


You get all your rental funds because we don’t hold a maintenance reserve.


We forward your rental funds on the 11th of each month (the NC Real Estate Commission requires us to ensure the funds have cleared the bank, or we’d send them even earlier!).



Vacant properties are expensive, so we guarantee a tenant within 21 days of listing. Otherwise, we’ll waive your first month’s management fee.




Our screening process works, so if a tenant defaults during the first year, we’ll waive our leasing fee to secure a new tenant.



Tenants pay an Animal Administrative Fee monthly, which provides a $1,000 Animal Protection Guarantee at no additional expense to you. For only $9 per month, you can increase your Animal Protection to $5,000!


There’s nothing worse than a poorly completed repair or a repair that requires a call-back. We’ve worked with our vendors to ensure they know our standards and most work carries a one-year guarantee from our vendors.


This plan provides up to $100,000 in coverage for accidental, tenant-caused damage to your property. This is provided at no cost to you for all tenants we place.



This unique benefit covers a significant percentage of your costs when the home needs to be “turned-over” between residents. Alarca will pay up to one month’s rent costs towards any turnover costs needed on your home.


This Optional Plan covers all of the normal Owner Fees in an Eviction, plus the tenant’s portion of fees (normally deducted from the Security Deposit) if the tenant is ultimately evicted from the home.



This Optional Plan provides for up to 8 weeks of lost rent coverage if the tenant vacates for any reason prior to the lease expiration.

Dilworth Area Information

Dilworth is a neighborhood of Charlotte, Mecklenburg County, North Carolina, United States. The neighborhood was Charlotte’s first streetcar suburb and was established by Edward Dilworth Latta in the 1890s on 250 acres (1 km²) southwest of the original city limits. It included the Joseph Forsyth Johnson designed Latta Park. Planned largely with a grid pattern similar to the city’s original four wards, Dilworth was initially designated the Eighth Ward.

Sedgefield Park serves as a Pedestrian connection to bordering Sedgefield.

The streets of Dilworth feature stately, mature oak trees, sidewalks, and houses with front porches. The homes are primarily bungalows — with the occasional Queen Anne — and some larger, two-story Colonial Revivals lining Dilworth Road East and West. East Boulevard serves as the main thoroughfare through the neighborhood. East Boulevard is lined with restaurants, offices and shops, many located in renovated homes. Charlotte’s largest hospital, Carolinas Medical Center, is in Dilworth. This 861-bed teaching hospital is the region’s only Level 1 trauma center.
